This course is designed to offer techniques to better operate building systems, particularly Heating, Ventilation and Cooling (HVAC) systems. Commercial heating and air conditioning systems are very similar in equipment and operations for many building types such as barracks, hospitals, hospitality facilities, and laboratories, and the recommendations presented in the module are applicable across the same scale.

By incorporating Green Building principles, commercial building operators can achieve a high performance building that results in improved efficiency, decreased utility costs, and increased life of the building. Federal facility managers and operators are now required by Executive Order to instill water and energy efficiency measures by meeting the goals set forth in the Energy Policy Act of 2005. These requirements instruct Federal facility managers and operators to achieve steadily improved energy and water efficiency through the year 2015. Specifically, key requirements give Federal facility operators impetus to achieve greater efficiency and sustainability in operations.

The purpose of this module is to render insight on how commercial buildings can become high performance buildings, and to provide recommendations for energy efficient and sustainable operations in coordination with the US Green Building Council’s (USGBC) Leadership for Energy and Environmental Design – Existing Buildings (LEED-EB) program. The following is an overview of the course contents:

Building owners and operators, design teams for major renovations, contractors, and others responsible for the operation, maintenance, and upgrades of buildings.

Learning Objectives
  1. To empower the facility manager and operator to operate his or her facility as efficiently as practical, given the constraints of existing installed equipment.
  2. Understand the major components of large commercial building HVAC equipment and how these interact to provide building conditioning.
  3. To incorporate facility upgrades in cooperation with normal maintenance, renovations, and capital projects.
  4. Understand how to achieve optimal occupant comfort, while minimizing energy use.
  5. Recognize the parallels between high performance building operations, USGBC’s LEED–EB Certification, and current Federal requirements.

John Adams, PE/LEED AP
John has been involved with building operations since 1980 through his work at Georgia Tech’s Enterprise Innovation Institute. In the beginning, most of his work focused on manufacturing facilities. By 1999, he worked on building efficiency almost exclusively. His engineering design and improvement projects at Georgia Tech and in private consulting include HVAC optimization, ventilation engineering, heating/cooling renovations, indoor air quality, safety vent hoods, compliance consultations, regulatory penalty mitigation and building automation/ simulation/ commissioning. . more
